  1. Introduction
    These are the terms and conditions that apply to the offer with the title “Save £250+VAT when you sign your property contract(s) before Monday 30th June 2025” that is being run by the Promoter (as defined below) on www.sykescottages.co.uk and/or a website(s) of a Sykes Cottages Family Brand (as defined below) (each, a Website).
  2. The Promoter
    The promoter for the Offer (as defined below) is Sykes Cottages Ltd, Registration No. 4469189 and whose registered office is at One City Place, Queens Road, Chester, CH1 3BQ (respectively, the Promoter and the Promoter’s Address).
  3. Sykes Cottages Family Brands
    The Sykes Cottages Family Brands are: Abersoch Quality Homes, Best Escapes, Best of Suffolk, Carbis Bay Holidays, Coast and Country Cottages, Coast & Country Holidays, Cornish Cottage Holidays, Dream Cottages, Helpful Holidays,  Hogans Irish Cottages, John Bray Cornish Holidays, Lake District Lodge Holidays, Lakelovers,  Lyme Bay Holidays, Manor Cottages, Menai Holidays, Northumbria Coast & Country Cottages, Sykes Holiday Cottages, UK Lodge Breaks, Welsh Coast and Country Cottages and Yorkshire Coastal Cottages (together, the Sykes Cottages Family Brands and each, a Sykes Cottages Family Brand).
  4. The Offer
    1. Subject to this paragraph 4 and paragraph 5 of these terms and conditions, if you:
      1. contact Sykes or its Brands by calling 01244 617977 or by email letwithsykes@sykescottages.co.uk and quoting which of the following publications you viewed the Offer:
        1. ‘Scottish Farming Leader’;
        2.  ‘Anglia Farmer’; or
        3. ‘Midland Farmer’.
      2. Sign an agreement with Sykes to market and let your property by 23:59 29 June 2025; and
      3. have your property live on a Sykes Cottages Family Brands website taking bookings by 26 September 2025.
you may be eligible for the Award (as defined in paragraph 5 below) (Offer).
    1. If you have more than one property that qualifies for this Offer (each, a Qualifying Property and together, the Qualifying Properties), the Offer shall apply to each Qualifying Property.
  2. The Award
    1. The Award is Sykes not charging £250+VAT being the set-up fee listed in the key terms of your agreement in respect of each Qualifying Property.
    2. If a Qualifying Property is withdrawn from Sykes or any Sykes Cottages Family Brand for any reason at any time before the date falling 12 months from the date that you enter your contract with us (Withdrawn Property), you agree that, an amount equal to £250+VAT that has been waived pursuant to this Offer for each Withdrawn Property shall be payable by you to Sykes and you agree that (i) Sykes can charge such amount to your owner account and it’ll reduce any balance on the account or (ii) Sykes can invoice you such amount, which shall be payable within 30 days of the invoice.
  1. Limitation of liability
    Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any person that accepts the Offer or accept any liability for any loss, damage, personal injury or death occurring as a result of the completion the Offer except where it is caused by the negligence of the Promoter or its employees. Your statutory rights are not affected.
  1. General
    1. Unless Sykes provides prior written consent, this Offer can’t be used in conjunction with any other offer from Sykes and/or any Sykes Cottages Family Brand, including any other offer relating to signing a contract and/or listing a property with Sykes and/or any Sykes Cottages Family Brand.
    2. We reserve the right to suspend, cancel, withdraw, or amend the Offer and/or the Award at any time at our sole discretion.
    3. This Offer is non-transferable (it’s to be used by you) and you agree not to assign (or otherwise transfer) these Terms to anyone without our prior written consent.
    4. No one other than you and us are party to these Terms or able to enforce them, including under the Contracts (Rights of Third Parties) Act 1999.
    5. These Terms shall be governed by English law, and the parties submit to the exclusive jurisdiction of the courts of England to settle any dispute or claim arising out of or in connection with these Terms or their subject matter. If a court or relevant authority decides any term of the Terms is unenforceable, the remaining provisions will stay in full force and effect.
