Terms & Conditions
 

1.    Introduction 
These are the terms and conditions that apply to the promotion and offer with the title “Refer a Friend” that is being run by the Promoter (as defined below) on www.sykescottages.co.uk and/or a website(s) of a Sykes Cottages Family Brand (as defined below) (each, a Website). 

2.    The Promoter 
The promoter for the Offer (as defined below) is Sykes Cottages Ltd, Registration No. 4469189 and whose registered office is at One City Place, Queens Road, Chester, CH1 3BQ (respectively, the Promoter and the Promoter’s Address).

3.    Sykes Cottages Family Brands
The Sykes Cottages Family Brands are: Abersoch Quality Homes, Best Escapes, Best of Suffolk, Carbis Bay Holidays, Coast and Country Cottages, Coast & Country Holidays, Cornish Cottage Holidays, Dream Cottages, Helpful Holidays, Hideaways, Hogans Irish Cottages, John Bray Cornish Holidays, Lake District Lodge Holidays, Lakelovers, Large Holiday Houses, Lyme Bay Holidays, Manor Cottages, Menai Holidays, Northumbria Coast & Country Cottages, Sykes Holiday Cottages, Welsh Coast and Country Cottages and Yorkshire Coastal Cottages (together, the Sykes Cottages Family Brands and each, a Sykes Cottages Family Brand.

4.    The Offer
4.1.    Subject to this paragraph 4 and paragraphs 5 and 6 of these Terms, if:
4.1.1.    you recommend a friend to us that owns a property located in the United Kingdom that they wish to holiday let (respectively, the Referred Owner and the Referred Property); and 
4.1.2.    the Referred Owner enters into a contract with any Sykes Cottages Family Brand to market and let their property with such Sykes Cottages Family Brand; and
4.1.3.    a booking is made at such Referred Property (Booking) and such Booking takes place,
you may be eligible for the Referral Award (as defined below) and the Referred Owner may be eligible for the Owner Award (as defined and set out at paragraph 6 of these Terms below) (together, the Referral Award and the Owner Award being, the Awards and each, an Award) (Offer).
4.2.    By accepting this Offer, you are deemed to agree to these Terms.
4.3.    To recommend a Referred Owner to us, you must complete the online form at [LINK] and fill in the required details, including the details of the Referred Owner (Referral). 
4.4.    The Offer will run until 30th September 2025.
4.5.    We reserve the right to suspend, cancel, withdraw, or amend the Offer at any time at our sole discretion.
 
5.    Eligibility to the Offer and Award
5.1.    To qualify for the Offer and to be eligible for an Award, in respect of each Referral:
5.1.1.    the Referred Property must:
5.1.1.1.    be located in the United Kingdom; and
5.1.1.2.    not have been marketed and let by any Sykes Cottages Family Brand at any time in the period after 1 January 2016;
5.1.2.    the Referred Owner must not:
5.1.2.1.    have entered into a contract with us at any time to market and let any property; and/or
5.1.2.2.    have previously contacted, or have been contacted by, any Sykes Cottages Family Brand in relation to marketing and/or letting a property in the period after 1 January 2016.
5.2.    This Offer can’t be used in conjunction with any other offer from Sykes and/or any Sykes Cottages Family Brand, including any offer relating to signing a contract and/or listing a property with Sykes and/or any Sykes Cottages Family Brand. 
5.3.    Where the same Referred Owner is recommended to us by two parties, the Offer will only apply in respect of the first referral we receive in respect of that referred Owner. 
5.4.    Sykes and its Brands can choose not to enter into any contract with any Referred Owner in their sole discretion. Where this happens, you and/or the Referred Owner shall not be eligible for the Offer.

6.    The Award
6.1.    The Referral Award is:
6.1.1.    if you currently market and let a property with any Sykes Cottages Family Brand, the issue of £250 credit to your owner account; or
6.1.2.    if you don’t currently market and let a property with any Sykes Cottages Family Brand, the issue to you of a £250 Sykes gift voucher (Gift Voucher) (and the applicable terms and conditions shall apply to such Sykes Gift Voucher). 
6.2.    The Owner Award is the issue of £250 credit to the Referred Owner’s owner account. 
6.3.    Any issue of credit to an owner account pursuant to the Offer shall be credited, and any issue of a Gift Voucher pursuant to the Offer will be issued, within a period of 2 months from the date that a Booking takes place. 
6.4.    Any Gift Voucher is to be used against the cost of a booking of a property (that is not the Referred Property) on a Website and must be used within 12 months of being issued. 
6.5.    The Awards will not be payable to either you or the Referred Owner if the Referred Owner withdraws the Referred Property and/or terminates their agreement with the Promoter within the first month after going live on a Website. 

7.    Limitation of liability
Insofar as is permitted by law, the Promoter, its agents or distributors will not in any circumstances be responsible or liable to compensate any person that completes a Referral and/or and Referred Owner or accept any liability for any loss, damage, personal injury or death occurring as a result of the completion of any Referral except where it is caused by the negligence of the Promoter or its employees. Your statutory rights are not affected. 

8.    General 
8.1.    This Offer is non-transferable (it’s to be used by you) and you agree not to assign (or otherwise transfer) these Terms to anyone without our prior written consent.
8.2.    No one other than you and us are party to these Terms or able to enforce them, including under the Contracts (Rights of Third Parties) Act 1999.
8.3.    These Terms shall be governed by English law, and the parties submit to the exclusive jurisdiction of the courts of England to settle any dispute or claim arising out of or in connection with these Terms or their subject matter. If a court or relevant authority decides any term of the Terms is unenforceable, the remaining provisions will stay in full force and effect.
